Deciding to Buy

Purchasing a property is most likely the biggest financial decision you will ever make. Whether this is your first purchase or you are an experienced buyer, this decision must be made carefully

Why Do You Want To Buy?

Are you tired of paying rent? Have you decided to pay your own mortgage and not your landlord’s? Have you outgrown your current home? Are you looking for an investment portfolio? Are you looking for a rental property? Would you like a larger yard? Would you rather live in a different area? Do you want to shorten your commute? Having a clear sense of your reasons for buying will help you choose the right property.

Has Your Income Grown?

Property ownership is an excellent investment; whether you are looking for your dream home, a rental property, or to expand your investment portfolio. Owning real estate is one of the least risky ways to build equity or to obtain a greater return on your initial investment.

WHY USE A BUYERS AGENT TO PURCHASE A NEW HOME FROM A BUILDER OR CUSTOM HOME BUILDER?

  1. That friendly and helpful salesperson works for and represents the builder’s interest and the builder’s interest only. Shouldn’t you have independent representation? I mean how many homes has the average person bought? Right…
  2. An agent can give you objective professional advice and insight during all phases of the process, such as contract, construction, walkthrough, and closing.
  3. An agent is your exclusive advocate and will help you understand your contract and obligations including when to schedule construction inspections.
  4. While the sale representative will always give the appearance that sales prices are non-negotiable, an experienced agent can use recent and historical sales data to aid in the negotiation. Data that is not always readily available during new construction.
  5. An agent has knowledge of and can leverage contracts, real estate law and the real estate community when things go wrong with the builder and in many cases I’ve seen they do.
  6. A buyer’s agent costs you nothing as the builder has allocated a sales commission to be paid to a buyer’s agent as most consumers are represented for the above reasons. When a buyer does not use a buyer’s agent, the builder either pays their sales representative a higher commission or pockets the savings.

Why is hiring a buyer’s agent and being represented by an expert agent important to buyers?

BUYING A HOME IS THE MOST EXPENSIVE SINGLE PURCHASE THAT MOST AMERICANS EVER MAKE.

  1. **Market Knowledge**: A buyer’s agent is well-versed in the local real estate market trends, property values, neighborhoods, and available listings. They can provide valuable insights and guidance based on their expertise.
  2. **Property Search**: The agent assists the buyer in finding suitable properties that meet their criteria, preferences, and budget. They may use their network, MLS listings, and other resources to identify potential homes.
  1. **Property Showings**: The agent schedules and accompanies the buyer to property viewings, providing information about the features, conditions, and potential of each property.
  1. **Negotiation**: One of the key roles of a buyer’s agent is to negotiate on behalf of the buyer. This includes making offers, counteroffers, and advocating for the buyer’s best interests to secure a favorable deal.
  1. **Expert Advice**: A buyer’s agent will always give advice as to what is going on in the market. They will research sales in the area and recommend an offer price. A listing agent is looking out for the best interest of the seller, while a buyer’s agent is looking out for the best interest of the buyer. A listing agent will try to get the highest price for the seller, while a buyer’s agent will try to get the best price for the buyer.
  1. **Contract Management**: The agent helps the buyer understand and navigate the complex legalities of real estate contracts. They review and explain contract terms, contingencies, deadlines, and obligations to ensure the buyer’s interests are protected.
  1. **Coordination of Inspections**: The agent can recommend reputable home inspectors and coordinate property inspections to assess the condition of the home and identify any potential issues.
  1. **Closing Process**: The agent assists the buyer through the closing process, ensuring all necessary paperwork is in order, coordinating with the title company, and facilitating a smooth closing.
  1. **After-Sale Support**: Even after the purchase is complete, a buyer’s agent may continue to provide support, answer questions, and offer recommendations for home-related services or resources.

Overall, a home buyer’s agent is YOUR advocate throughout the entire home-buying process, offering expertise, guidance, and support to help you make informed decisions and secure your ideal home.
